FULL LIST of 176 Estates Delared Illegal By Lagos State Government

The Lagos State Government has declared 176 real estate developments across parts of the state—including Eti-Osa, Ajah, Ibeju-Lekki, and Epe—as illegal for failing to get the necessary layout approvals.

In a statement released on Monday, the Ministry of Physical Planning and Urban Development said these estates didn’t follow proper procedures and must now begin the process of regularising their documents within 21 days—or face penalties.

“These estates have been marked illegal because they didn’t get layout approvals from the Ministry, which is a compulsory step before any estate development can begin,” the statement read.

The government listed the affected estates in an official document and stressed that they go against the state’s planning regulations. Some of the estates mentioned include Adron Homes in Elerangbe, Aina Gold Estate in Okun-Folu, Diamond Estate in Eputu, Prime Water View Garden in Ikate Elegushi, and Royal View Estate in Ikota.

Others include Aaron Homes in Elegrange, Abil Gardens Estate and Atlantic View Estate in Okun-Folu, Beachfront Estate and Belvic Housing Estate in Okun-Ijegun, Brick & Bar Estate Phases I and II in Lepia/Lakowe, Brighton Park Estate in Ibeju-Lekki, and Cedarwood Boulevard Estate in Eleko.

Speaking on the issue, the Permanent Secretary of the Office of Physical Planning, Engr. Oluwole Sotire, said these illegal estates undermine the state’s development goals and violate the principles of the government’s T.H.E.M.E.S+ Agenda. He warned that the state will no longer tolerate unapproved developments that disrupt Lagos' physical planning framework.

The government is now calling on the developers of these estates to submit all necessary documents to the Ministry’s Secretariat in Alausa, Ikeja, within the next 21 days.

Sotire also advised all estate developers to register with the Lagos State Real Estate Regulatory Authority (LASRERA), which oversees real estate operations in the state.

This enforcement move, according to the government, is part of its wider efforts to ensure that Lagos grows in a planned, orderly, and sustainable way—especially as it works toward becoming a smarter, more resilient city.
